Member Comments: J. Sitko removed our (scary, old, dilapidated) back porch, had an architect design a new porch, and built the replacement. A class act all the way, J. Sitko was quick to give us an estimate, and stayed in touch, all through the design process, quickly adapting to a couple of changes we made along the way (cedar, not pine; a canopy to be installed over the back door). The workmen were excellent and efficient. They arrived on time each day, and put in a full day's worth of labor, in crafting our new back porch. The job site was kept very clean. The entire process went very, very well, and I would definitely recommend this company to anyone who needs porch or deck construction/replacement.

Removed the old, concrete step at the base of the old porch.
Then built a nice solid porch with iron railings.
They did a good thorough job of clean-up each day, and at the project's completion .
Member Comments: The front porch to my home was experiencing some deterioration issues due to the enclosed design of the base which retained humidity in spite of having several ventilation plugs along the sides.
Once I had contacted J Sitko Construction things moved along quite quickly . . . . . much more so than I expected during peak building season.
I was very happy with the speed of their response and the small lag-time until they were able to begin work.
I knew that I wanted the lower portion of the new porch to be open with a lattice work covering, to allow air circulation under the porch, but otherwise I was unsure of appropriate porch materials and railing designs.
However, they were of great help in explaining a few options and suggestions as far as materials.
I didn't have a specific railing design in mind, so I told them about a couple of interesting designs that I had seen, and explained that I didn't personally like a lot of scrollwork in railing designs.
I asked them to go ahead and choose a design with that in mind.
I am very happy with the design they installed.
If I was given a catalog of railing designs, I'm certain that this would have been one of my top choices.
Based on my dealings with them so far, I would definitely be happy to recommend them.

Member Comments: J.Sitko was very responsive when I asked for a bid. They came right out, with the GSJ architect, and listened carefully to what I wanted and quickly gave me a reasonable price reflecting that. We had some issues with the permitting (not their fault), but they came right out when the permit was finally approved. The guys worked quickly and got the job done amazingly fast. There were some minor issues that arose that we had not anticipated, and Jack (owner) took care of them immediately with no extra charge. Mike, the office manager, is very responsive and helpful with questions. Jack seems a very busy man and is hard to track down and schedule with, but Mike steps in and takes care of it. Overall very happy with the job and J.Sitko

Description Of Work: J. Sitko Construction performed repairs on our condo building's decks after they were cited by the City for code violations. The 12-year-old building is 8-units, four stories. Each unit has a private, wooden deck. The stairway is interior. The decks were remediated, including new footers - not rebuilt.
Member Comments: Our experience with J. Sitko Construction was excellent. If you are facing a similar deck violation situation, I don't know why you'd work with anyone else. We were initially impressed with their similar work in our neighborhood, and their knowledge of the City permit and violation remediation process. Sitko partnered with GSJ Design in their proposal. We were leery of choosing a construction firm without the opportunity to bid out the building plans. We decided to hire GSJ for the architectural and permitting work, but held off on the construction firm decision. When the plans came back, we bid them to a number of construction firms, but Sitko was by far the most economical and responsive. We also valued their close working relationship with GSJ, thinking it would limit finger pointing if the work failed to pass the city inspections. Michael clearly wanted our business and was persistent, but not annoying, in his communication. Work began soon after contract signing. It was estimated to take 2 weeks, but it took 3, maybe 3.5, mostly due to weather. The crew was punctual and worked every day the weather cooperated - even on Saturday. The site was totally cleaned when they finished. Michael scheduled all of the follow up inspections with the City again, a process he was clearly familiar with. One of his colleagues met me for the final inspection. The inspector was clearly impressed with the work he said as much. He asked me what we paid and told me we had gotten a great deal. The inspector and the Sitko representative had met on other jobs, and we clearly benefited from this familiarity and espect for Sitko's work and reputation. Overall, what could have been a nightmare situation was straightforward and efficiently handled. The decks look great, and while I was skeptical that anything was wrong with them to begin with, they certainly look more substantial and secure

Per our request, they also constructed a rooftop deck on our garage and connected the 3-story deck to the garage deck via a bridge. The deck frame was made of metal (steel) with wood decking. The quality and look of the deck is outstanding! And the price was very fair compared to others.
Member Comments: The Chicago Dept of Buildings wrote a violation against our deck for being against code. Several things were not up to code, so we chose to replace the deck entirely rather than repair it. Sitko provided us with timely estimates and even offered a small discount before signing the final contract. Our building has had a frustrating history with the DOB, but Sitko was patient with us and was understanding of our situation. They performed the work on schedule and without requiring much interaction from our condo association

Member Comments: Awesome. I am so happy every time I come home and see my deck. For years, I have been worried about the condition that it was in and the potential consequences. Bidding contractors would either estimate too high or pass on the job because they didn't want to deal with the City codes. However, not this company. I choose them because they have done so many decks in the city with flying colors. When I checked 15 of their 250 references, people were pleased with the company's quality of work, price and professionalism. They were great about value added service by not charging me for unexpected issues that came up during the construction. I was so impressed that from the plans to the permits, the department of buildings signed off on all the work with no corrections. In addition, I was concerned that getting the deck up to code meant that the deck would look less attractive. Actually, the deck looks so much better now and the new and old wood blend perfectly. And, it is also very sturdy and strong. This company was also great with the schedule, the job started and finished on time. Jack was very accommodating to my eye for details. A situation did occur when two crew members crossed the line of professionalism, Jack quickly responded and fixed the problem. I am so grateful for my repaired deck and their hard work.

Description Of Work: J. Sitko repaired a deck on our two story house, which included a 2nd story deck and then stairs from the first floor down to the ground level. The second story deck also held two AC units, which they had to disconnect, move, and then reconnect. Additionally, they helped us with repairing some concrete skim coating around the base of our house.
Member Comments: The whole process went very well. They returned my call immediately and had the appropriate people come out to view the house and discuss the project and their recommendations. A day later we received an estimate/proposal by email, which they followed up on by phone as I received other bids. Once the job was awarded to them, they started within 48 hours and put in full days starting each day at 7am promptly and wrapped up the job within 7 days. The workman were very courteous and went above and beyond by tending to the little things (like patching siding that was missing from the footprint of the previous deck. The skim coating also went well in that they repaired areas that I didn't point out, but were in need of repair. They also did a great job cleaning up.

Description Of Work: We needed a complete front porch replacement. After getting three estimates for the work, we chose Sitko for fair price and customer service. Jacek and his crew removed the old porch, poured new footings, and built a new porch out of non-wood materials. We requested some finishing touches which Jacek did gladly. Negotiating terms of the job and payment was no hassle.
Member Comments: Our wood porch could have been repaired again and repainted, but that would have postponed the inevitable: replacement. We wanted no-maintenance materials which we would not have to reseal and repaint regularly and would stand up to the elements. Jacek demonstrated that he was comfortable working with composites and other non-wood materials. He worked with us to find design solutions like wrapping the treated wood columns with artificial materials, finding just the right materials for the decking and steps, and matching siding around the porch with the existing house siding. We emailed him and partner Mike Fredman a photo of a porch design we liked, and Jacek matched it, with variations we agreed upon. When we requested proof of insurance, it came by return email. Overall, Jacek and Mike were pleasant and easy to reach by phone or email and responded to questions promptly. We are delighted with our new porch by Sitko and the experience with the company.

Member Comments: E-mailed Mike Fredman for an estimate 6/11, received a response that evening and scheduled an appointment to obtain measurements 6/13. Jack came out and measured the area and said he would have an estimate by the end of the day. At about noon, I had an e-mail from Mike with the deck estimate. Called Mike to say we were going to go ahead, and he asked if they could come out on 6/16 to start work. I said, "Sure!" and they came out early Monday morning, demolished the existing deck in about an hour, and had the majority of the new deck done by 6pm. The debris from the old deck had already been cleared by the middle of the day. The next morning they came out to finish the job, and the deck was done by 2pm! I was pretty impressed by their work, but the next day wasn't happy about how it looked below the deck (the concrete slab underneath and the walkout basement steps just looked ugly) and wanted to add lattice skirting to the bottom of the deck. I gave Mike a call, and he called Jack to get pricing on cedar lattice, and he said they could be out the next day to do the work. The lattice gave it just the right touch, and we are EXTREMELY excited to have our lovely deck just in time for the summer! Would highly recommend J. Description Of Work: A three-story exterior rear wood porch with decks on an 1880s Wicker Park brownstone was in bad shape with wood rot, loosening floorboards, and outdated low handrails. We had not been sited by the City for violations, but wanted to be proactive in getting the porch safe and up to code. We felt simple repairs (even if we could find a contractor to make them) were not an option as permits must be pulled even for porch repairs. (City codes tightened incredibly on porches since the Wrightwood collapse that took so many lives.) We decided a complete tear down and rebuild was necessary.
Member Comments: Overall, the job went great. The porch came down. The new porch went up. The roof was put on. Gutters and downspout were attached. Electrical work was upgraded with motion sensor lights. (An unexpected bonus.) At the final inspection we found a few items that needed to be addressed. They were taken care of in less than 48 hours. (Cigarette buts had been left in our side lot and they were picked up as well.) Sitko constructed a well built, structurally sound porch. The reveal for the metal brackets was slightly unsightly, but that's the new building code. The new porch will last for at least another 100 years. Sitko did a wonderful job. Description Of Work: spoke with Mike Fredman who arranged for architectural drawings, permits and submitted a bid on the construction of a 2 story wood deck with gangway, that had to be brought up to code in Chicago. The drawings and permitting went quickly. The construction took longer than planned because of the weather, but they did work through some very cold and snowy days.

Note: they provided over 50 references. I checked several similar jobs in my neighborhood and everybody spoke very highly of Jack and the crew. Member Comments: Michael Fredman set up appointment for estimate with Jacek ("Jack") Sitko. Jack arrived on time and gave us a competitive bid. Received a written bid from Michael through email that evening. Michael followed up to discuss. After a few modifications, we accepted their bid. We couldn't be happier. Workers showed up on the dates and at the times we were told and worked very diligently. They were mindful about dust and cleaned up work area each evening. They worked out and completed all details for baseboard heat, masonry and wood trim to accommodate the new sliding glass doors. All work was skillfully completed. Although there was some miscommunication on the shape the deck, one call to Jack and he had his workers redo it the way we had intended. Their craftsmanship on the deck and door installation is excellent. Jack and Michael have an excellent system worked out. We have already used them a second time for another project and were again completely satisfied. Highly recommend.

Jack quoted a really reasonable price, so combined with the recommendations from this site, we felt comfortable with the go-ahead. Work was a bit slow at spots when it started, but we realize there were a couple of complications that they had to work though (one being that a lot of the old brick busted apart when they tore down the old columns, so they had to order new limestone to make up for the deficiency). The porch, columns and overhang turned out beautifully though, and Jack and the team were very accommodating with including some architectural details included in the custom design. DEFINITELY

Member Comments: Bad weather led to some early delays, but all in we couldn't be happier. We engaged a structural engineer for a report and drawings and let Michael/Jack deal with city permitting and the work. We took a tremendous amount of comfort in the fact that a substantial portion of the payment would NOT be made until the city reexamined the deck AFTER the work and provided a clean evaluation (consistent with code). Workers were thoughtful and diligent. As an added bonus, we were thrilled with the thoroughness of the cleanup (wood, nails/screws, and general debris) given that we have kids who play in the back yard. Notably, we got quotes all over the place (included one group who told us the existing deck needed to be scrapped & we should start over, total cost $32,000 & another who quoted $16,000 for same scope of work that was done. Deck looks good and is now safe/within code. Highly recommend.

Description Of Work: We were cited by the city of Chicago for violations regarding our back stairs/porch. What we originally thought would be a few quick fixes turned into a bureaucratic nightmare! J. Sitko has an architect that they work with who took care of the architectural drawings required by the city, communicated project status via letter to our alderman and surrounding neighbors, they obtained a building permit in a timely manner, and completed the demo/construction of the new porch/stair system in about two weeks. They even arranged for a new city inspection upon completion of the work. Not only did we receive full compliance with all city regulations, but the inspector commented on the great workmanship. This team was professional, timely, considerate. We will definitely use them again for future projects. Highly recommend
